Our fees and service
David A Wood & Associates offers all sellers’ ONE low fixed rate fee of £995 regardless of the selling price. We collect our fees as follows … an ‘Upfront’ payment of £95 goes towards the “Kick Starting” of your properties marketing campaign on over 20 MAJOR property portals including Rightmove.co.uk, PropertyFinder, HotProperty, Fish4Homes plus 250 regional and national web sites powered by Fish4Homes plus many, many more. The balance of £900 only becomes payable once we have introduced a buyer that proceeds to an exchange of contracts with you.

We will arrange lots of viewings on your property but will make the process as easy as you want it to be, if you’re unavailable we will offer to undertake all viewings ourselves up until 7pm in the evening.
We will even hold a set of keys, securely stored in our office, so that viewings can take place even when you are not home, if you like.

What’s the difference between using David A Wood & Associates and a traditional High Street agent? At David A Wood & Co we provide the same service you would receive from a traditional high street estate agent but for a much lower fee. All we ask is that you show people around your property and we will take care of everything else for you. Accompanied viewings can also be arranged should you be unable or not wish to do so.
How can David A Wood & Associates save me money?
As we are an internet based estate agents we don’t have all the expensive over-heads associated with high street locations which means that we can offer you low rate fixed fees throughout the Barnsley, South Yorkshire region.
Why do you charge up front fees?
Option 1: As our overall fee is a low fixed fee regardless of the selling price requires us to take an ‘Upfront’ fee. Do you operate a minimum contract period?

Marketing - Where will my property be advertised?

Market appraisal – What happens during the home visit?
Once you have contacted us, we’ll organise a home visit. During the home visit we’ll take measurements, photos, and take details for a general description. We’ll also talk you through the selling process and of course answer any questions you may have.
Will you value my property for me during the home visit?
If required we can provide you with a valuation guide, we can only base our valuation on similar property prices in close proximity to the one you wish to sell. We will gladly market your property at a price that you decide though it should be a realistic price otherwise it won’t attract the viewings that you would expect.
How long will I have to wait before you come round to carry out the market appraisal?
Under normal circumstances we will arrange a home visit within 1 – 3 days after speaking with you.
How soon after my free market appraisal does my property go on the market?
We can upload your property details onto our web site as well all our affiliates’ web sites soon after we have carried out the home visit. Your property details will be on show and on sale within 48 hours.
How are viewings arranged?

What happens after the viewing has taken place?
We will contact the people that viewed your property to gather important feedback. We will then update your personal statistics site and call you with the feedback.
